We want to remind everyone about the community’s requirements regarding trash, recycling, yard waste, bulk items, and the storage of personal property.

We have recently seen an increase in trash and recycling containers being placed at the curb too early and/or remaining at the curb for extended periods after collection. We have also observed items being stored or discarded in areas behind fences, in wooded areas, and on HOA property.

The Board will be stepping up enforcement of these requirements going forward. We ask everyone to review the following guidelines and make sure they are being followed:

Trash & Recycling Containers

• Do not place trash cans, recycling bins, yard waste, or bulk items at the curb before 7:00 p.m. the evening before pickup.
• Trash cans and recycling bins must be collected by 11:00 p.m. on the day of pickup.
• Trash cans and recycling bins MUST be stored out of public view behind your home, or inside your shed or garage.
• All trash and recycling containers must have the homeowner’s house number clearly marked on them.
• Homeowners may receive a penalty assessment for violations of the HOA’s trash regulations.

• By Fairfax County law and the HOA Bylaws, all kitchen and other household trash must be bagged and placed inside a trash can with a lid. This helps prevent animals from scattering trash and littering the neighborhood.
• White trash bags may not be placed at the curb at any time. Animals can easily tear these bags open, resulting in scattered trash and litter.

Storage and Disposal of Personal Items

Items should not be placed or stored in common wooded areas, HOA-owned property, or other areas outside the homeowner’s property. Items also should not be stored in areas behind townhome fences when those areas are not part of the homeowner’s property.

Residents are responsible for properly disposing of unwanted items through the appropriate trash, bulk-item, recycling, or other disposal service rather than leaving them in wooded areas or other common areas.

Going forward, the Board will be increasing enforcement of these requirements. Continued or repeated violations may result in penalty assessments or other enforcement action permitted under the HOA’s governing documents, including removal of improperly stored containers where authorized.

We appreciate everyone’s cooperation in keeping Woodstream clean, attractive, and well maintained. These rules help protect the appearance of our community and ensure that common areas remain clean and accessible to everyone.

We are making one more request for a volunteer to serve as our HOA Treasurer.

Our current Treasurer will be moving soon, and we need someone to step into this important role. The Board cannot continue to function properly without a Treasurer, so finding a replacement has become an urgent priority.

The good news is that you will not be on your own. Our current Treasurer is willing to personally train the new Treasurer and help with the transition. They have also created a job aid outlining the Treasurer’s responsibilities and processes to make taking over the position as straightforward as possible.

No prior accounting or financial experience is required. If you are organized, willing to learn, and want to help our community, this is a great opportunity to get involved.

We need to identify someone soon so there is enough time for a smooth transition before our current Treasurer moves.
